provides complete and integrated planning and design services,
construction management, and building renewal, maintenance, and
operations management to maintain the physical resources of the
Faculty of Arts & Sciences (FAS) campus.The Manager of Facility
Systems is responsible for assisting a wide range of support
functions and activities relating to building systems, maintenance
and services, and facility budget control for SEAS Science and
Engineering Complex at 150 Western Ave, Allston, which consists of
approximately 500,000 square feet of lab, office, and classroom
space.Position Description:
--- Responsible for assisting a wide range of support functions and
activities relating to building systems, maintenance and services,
and facility budget control for SEAS Science and Engineering
Complex at 150 Western Ave, Allston, which consists of
approximately 500,000 square feet of lab, office, and classroom
space.
--- Reports to Manager of Facilities Operations. Supervises,
manages, and assigns tasks to direct reports responsible for HVAC,
electrical, plumbing, fire / life safety, elevators, generators,
and other systems that support research. Ensures all systems are in
full compliance with Federal, State, and Local, and University
standards. Supervises all outside maintenance contractors who
perform daily maintenance/repairs on campus. Directs contractors as
required to provide continuous service of mechanical and Life
Safety Systems.
--- Coordinates trades and service providers for the day-to-day
mechanical, preventative maintenance, structural repairs, and
customer requests. Manage and monitor related projects, as well as
the Work Request System, to ensure optimal performance and
utilization of resources.
--- Analyzes data and analysis and assists in developing
preventative maintenance programs to maximize efficiencies in these
areas. This includes working with KGS and using their data from
ongoing enhanced commissioning to make sure systems are running
optimally to support research and help in meeting University
sustainability goals. Works closely with OPRP and Harvard
University Office for Sustainability staff to implement best
operations and maintenance practices, and to actively participate
in University greenhouse gas and energy reduction efforts and goals
for SEAS.
--- Assists with long-term planning for mechanical and structural
systems. This includes upkeep of Accruent/VFA database and
assessment of building.
--- Assists in the management of all Environmental Health and
Safety issues, including but not limited to, confined space
inventory, cfc management, spill containment, mold and asbestos
monitoring and abatement, etc. This also includes compliance and
assistance with Lab Ventilation Management Plan.
--- Schedules and oversees all overtime projects performed by
in-house trades and contracted personnel.
--- In coordination with Manager of Facilities Operations, works
with WSP on initial building commissioning and continued ongoing
commissioning of building during construction, and after
occupancy.
--- In conjunction with Manager of Facilities Operations,
supervises procurement of all services, parts, and equipment for
Facilities group. Maintains parts and equipment inventory and
stocks emergency equipment closets on campus.
--- Assists in administration and enhancements of the SEAS Computer
Aided Facility Management (CAFM) system. Ensures that trades staff
use CAFM in the completion of their daily duties. Monitor and
maintain mechanical and Life Safety systems including HVAC,
Electrical, Plumbing, Fire Safety Systems, elevators, emergency
power, and emergency egress.
--- Reviews plans and submittals (electrical, mechanical, plumbing,
etc.) for all new and renovated building systems.
--- Enhances all trades shops to optimize work performance.
--- Responsible for training of existing and new trades staff.
--- Performs other duties and responsibilities as assigned.Basic
Qualifications:
--- Minimum of seven years of increasing responsibility in facility
management including experience with computer-based building
control systems, mechanical and electrical systems operations, and
maintenance. College degree may count towards years of
experience.
--- Strong working knowledge of other relevant computer tools (MS
Office suite of programs, scheduling, work order system.
--- Supervisory experience.Additional Qualifications and
Skills:
--- Professional, with ability to communicate effectively with
faculty, senior administrators, students, and staff.
--- Demonstrated ability to set up, schedule & bring to completion
a number of projects simultaneously.
--- Diplomacy, negotiation, and consensus-building skills.
--- Strong computer and data analysis skills.
--- CFM certificate and/or BS/BA degree helpful.Physical
Requirements: Walking: buildings, stairs, roofs, and mechanical
spaces.
Working Conditions: During emergency situations and severe
inclement weather, this position is designated as essential and
critical to the operations of the FAS.Work Format Details:
This position is based primarily on-campus, in Massachusetts. This
may include in-person during emergency situations (if applicable).
